How I am going to help you sell your property – step by step

 

1) Chat over a Cup of Coffee

First of all, we take some time to talk things through and find out if we want to do business together.
We can meet up at your property, café or another public place. At this step it is important to get to know each other:

  • You find out how I work and what I can do for you.
  • I find out what your intentions are and under which conditions you want to sell your property.

We do not discuss money or the purchase contract at this stage. We talk about possibilities we have. We discuss the whole process of our cooperation and you get an idea what is going to happen.

 

2) Putting It on Paper

What, when, how, how much for and why – We take down particular details.
Based on our first meeting, I prepare a detailed analysis tailored to your property.
The analysis contains:

  • pros and cons of your property
  • market analysis of your region
  • what we have to do to sell your property at a maximized price
  • recommendation of purchase price
  • my remuneration proposal
  • first draft of exclusive purchase contract

I print the document and send it to you via email and we can sit down together and talk it through once again. At this stage you are acquainted with the whole sales process in detail. We make sure we agree with everything and sign a contract.

 

3) Making It Happen

We act according to the contract provisions
First step is to prepare the property for sale. I recommend easy adjustment of the interior or small scale structural changes, as a result of which your property will look more attractive on advertising photos.

To make your property look even more enticing we make a video tour. There is no better way to make your property stand out among other advertised properties. It gives your property a label of interesting goods and attract more clients.


Then I advertise your property online at real estate sales websites. We receive first requests for viewing. I show potential buyers round your property and give them detailed information about it.

 

4) Sold!

We have found a buyer and now we need to sign a contract.
The sale is about to be completed. The first important step is to sign a reservation contract. It is signed by the owner, buyer and the real estate agent. The buyer pays a reservation fee and we agree on the deadline for paying the rest of the purchase price. Then it is a lawyer’s turn:

  • S/he prepares a first draft of the purchase contract.
  • S/he prepares an application for entry in the Land Register.
  • S/he prepares documentation for legal, notary or bank custody.
  • We go through the documents and sign them. The sale is completed by payment of the purchase price and entry in the Land Register.
 

5) Paperwork and Bureaucracy

Some practical issues and a bit of paperwork at the end of the process
Once the property is registered in the Land Register I give consent to the purchase price release. Then I prepare the property for handover.
I prepare a handover protocol containing all details and a list of things to be handed over. It may include furniture, equipment, status of meters or post box keys. I can also help you transfer utilities. The sales process is then completed.
